How is the total worked out?
Rent per hectare times the area, for every year of the term. Escalation compounds each year from the second year. The option fee is added once.
What does “in today's money” mean?
Rent paid years from now is worth less than the same rent today, so each year's rent is discounted. Rent is taken as paid yearly in advance, starting when the option period ends, and the option fee as paid now. A higher discount rate gives a lower figure.
Why 6%?
It's an assumed rate, not an official one: roughly what money set aside today might earn each year over a long term. Change the discount rate in the form to see the figure at the rate you'd use.
Why doesn't this compare my offer with other offers?
A comparison needs at least 5 lease offers for the same technology in the same region. Until then the check shows your offer's own totals and how many offers have been entered.
What is kept?
Nothing, unless you tick the box to add your lease offer. Then its terms, its region (council area and state), and the developer and month if you give them, are kept without your name, email, address or lots. Because nothing links it to you, it can't be found again to delete. We don't sell or share it, or pass it to a developer.
